Summer is here at last!  Weather report calling for 101 on Thursday.  I might have to consider getting a pool - with the way the economy is going that would be a kiddy pool.  John and I will be driving to PA to his mother's for a family celebration of her 90th birthday.  It will be a tough (and expensive) trip, but you have to go for them and for yourself.  It will also be great to see my daughter and son-in-law.  Too long between visits.

There is a short piece at the end on lawnmower maintenance.  I selected that one as our lawn mower stopped running in the middle of mowing the lawn yesterday.  It is currently "being looked at" but it doesn't look good.  I think old age and our tough georgia grass has caught up with it at last.:(

1 in 4 Sellers Cutting Price as Market Cools

Altos Research: Rising rates and economic shifts have slowed down super-eager buyers as the market shifts to “much more normal conditions.”

NEW YORK – Altos Research reports that prices have been cut on more than 25% of homes on the market right now.

“Rising rates and the shift in the economy has slowed down the super-eager buyers,” says Mike Simonsen, co-founder and CEO of Altos Research. “We’re shifting from a real buying frenzy to much more normal conditions.”

He says about a third of homes take a price cut under normal conditions, but that was only 14% this spring amid high demand and low inventory.

“Sellers in the last two years can overprice their home and still get offers – that condition of the frenzy is gone, so it’s a much more normal market,” Simonsen says. “By July, expect to be back to our normal conditions nationally. We’ve been hotter than normal for over two full years since the start of the pandemic. By August, sellers who aren’t prepared will be surprised.”

He says there’s “nothing in the data yet that shows an indication of home prices crashing, [but] there is an indication of probably zero home price appreciation in 2023.”

Enjoy a 1 hour and 30 minute train ride in historic, air-conditioned railcars from the golden age of railroading. Travel from downtown Kingsland to St. Marys and back crossing through neighborhoods, commercial districts, woodlands and southern Georgia marshes along the way. Due to the historic nature of the railcars, ADA compliant seating on this excursion is not available.

  1. Golden Sand Passenger Coach - Climate controlled for your comfort. This ticket allows you access to an Open Air Car for outdoor viewing when available.
  2. Silver Quail Sleeper Coach - Private Suites to accommodate 3 - 5 people. Experience rail travel as it was during the “Golden Age” of railroading in the 1950s. This ticket allows you access to our Open Air Car for outdoor viewing when available.
  3. Locomotive - Ride in the cab of the locomotive with the engineer. Experience the action in two different locomotives on the same train. Start with a tour, led by the engineer, of the inside of the historic 1752 F-Unit and enjoy riding in the cab to St. Marys. On the return trip, you will walk to the other end of the train and hop on board the second locomotive for the ride back to Kingsland.

Lawn Mower Maintenance

Regular tune ups reduce energy consumption and emission levels for gas powered mowers, and they'll help you extend the life of your machine.

Regular maintenance includes:
  1. Changing old fuel. Gas left in the tank for more than 90 days can clog the carburetor and make the mower hard to start.
  2. Remove caked on grass and mud from the deck. A screw driver or putty knife is a handy tool from removing clumps of grass from the under carriage.
  3. Check the mower blade for dings and have it sharpened at least once a year. Dull blades are less efficient and leave your lawn more susceptible to disease.
  4. Change the oil and oil filter in the spring each year to ensure top engine performance.
Research shows that lawn mowers with sharp blades use 20 percent less fuel on average than mowers with chipped or dull blades.
