I have finished my painting in the dinning room and am moving on to phase II - the hallway. EEk. Lot of trim molding to paint there. I found out in the dinning room how dry the paint is on the woodwork in the house. It most likely hasn't been painted since it was built. It also appears to have a single sprayed on layer of paint. Definately time to paint. What is your Spring project this year?

First Wednesday Art Walk is returning to Downtown Jacksonville this fall! Launched in 2003 by Downtown Vision, Downtown Jacksonville’s Business Improvement District, Art Walk is a celebration of Jacksonville’s creative talent on the first Wednesday of every month.
Friends, families and coworkers are invited to experience arts and entertainment, explore restaurants and shops, and enjoy murals and more on this self-guided tour of Downtown’s northbank core. Art Walk will feature three curated art hubs: James Weldon Johnson Park (135 W. Monroe Street), “The Jessie” (40 E. Adams Street) and the Vystar Breezeway featuring Vagabond Flea (100 W. Bay Street) with plenty of programmed stops along the way. Businesses will be open and hosting artists of their own.

An amazing dimension of color, IllumiNights Summer Spectacle promises to transcend from sleepy wildlife to a fantasy landscape of nature drenched with rich lighting. Enriching hearts and minds around fauna and flora through the use of illumination, this striking spectacle cycles through creative imagery, moving light and interactive entertainment.
In this Annie Sloan Bring your own piece class you will learn the basics of chalk paint, including prep, painting, distressing, waxing and more. Please bring a small piece of furniture to class (ex. Small side table, chair, etc. must fit in the front seat of your car). This is a beginners class and you will leave with a completed piece painted in your choice of one color.

Selling Your Home: Tax Implications
Did you know that you can exclude up to $250,000 for an individual or $500,000 for a married couple from your taxable income when you sell your home? The profit that you create by selling your property can be yours, tax free, as long as you meet the requirements.

To exclude the full portion of the money you make from the sale of your home, you will need to have lived in your house as a primary residence for at least 24 months in the 5 years previous to the sale date of the property. This is considered the 2 in 5 rule.
If you do not meet the minimum occupancy requirement you still may be able to exclude a portion of your gains if you are selling your house because of circumstances related to your health or to your job. If this property is a real estate investment, your profits will be considered taxable income and will be subject to state, federal and self-employment taxes. You can defer all capital gains taxes in a 1031 exchange if you are planning to reinvest the proceeds of your real estate sale into a new property.
