Fun fact of the day - today is National German-American Day.
Wow. We dodged a bullet with Ian. Mom is on her way home. She has water, electric, can flush and an insurance adjuster is meeting her tomorrow morning to look at her roof and seawall damage. It was so great to have her up here to visit. I was so happy I was able to get her in for a haircut with my superior-fantastic hairdresser Barbara at Ritual Beauty in downtown St. Marys. It was a fun afternoon.
With Mom visiting we played Mexican Train (dominos), and the Disney Haunted Mansion Life game. Awsome game if you haven't had a chance. The Seafood festival did get delayed, but is rescheduled for the 15th. I have put an interesting article on home sale pricing trends at the end of the email if you are interested.

Hay Days begin in St. Marys with scarecrows and fall decorations taking over the historic downtown district for this annual event. Located just minutes east of Kingsland, event activities include: Build-A-Scarecrow Event, where participants come out and build their own scarecrow to take home or display downtown; The Scarecrow Stroll includes a family evening downtown visiting merchants who provide treats, activities and free hayrides down the main street.

2 Hour Birding Excursion - Birdwatching at Okefenokee Adventures!
Venture out into Okefenokee National Wildlife Refuge on one of our 24 ft. Carolina Skiffs with an experienced Naturalist as you look for birds and learn birdwatching skills. Please bring binoculars if you have them (we may be able to provide binoculars but quantities are limited). These flat bottomed boats have canopies, bench seating with backs, and are comfortable, stable and safe!
You will travel along the historic Suwannee Canal through a tangled forest of bay, cypress, pine and shrubs, then out into the open expanse of Chesser Prairie. As you search for the birds that call the Okefenokee home, you will learn bird identification skills. The bird species present in the swamp vary depending on the season. Birds that may be encountered are herons, egrets, red-shouldered hawks, ibises, and various blackbird species. If we are lucky we may also see birds like swallow-tailed kites, sandhill cranes, and barred owls.

CoreLogic: Home Price Gains Slow for 4th Month
Fla. posted the highest year-to-year home price gain in Aug. at 26.4%, and overall U.S. prices rose 13.5% – but month-to-month, home price gains dropped by 0.7%
IRVINE, Calif. – CoreLogic’s Home Price Index (HPI) for August 2022 found continued year-to-year gains – up 13.5% in August – but four consecutive month-to-month price declines, down 0.7% in August compared to July.
However, Florida continues to see higher year-to-year price increases, and it led all states in August, up 26.4%. Tennessee ranked second with 20% year-to-year price increases and North Carolina ranked third with 19.9%.
Washington, D.C. ranked last for appreciation at 2.4%.
It’s the lowest year-over-year appreciation recorded since April 2021 and partially reflects continued cooling buyer demand due to higher mortgage rates. The 0.7% month-over-month price decrease also indicates reduced homebuyer enthusiasm, with nearly three-quarters of states posting declines from July.
“The increased cost of homeownership has dampened buyer demand and caused prices to decelerate at a faster pace than initially expected,” says Selma Hepp, interim lead of the Office of the Chief Economist at CoreLogic.
“Housing markets on the West Coast and in the Mountain West, as well as second-home markets, recorded particularly strong price growth in the summer of 2021 but were the first to see month-over-month price declines during the same period this year,” Hepp adds. “While decelerating price growth and price declines benefit younger potential homebuyers, mortgage rates that are approaching 7% may cut many hopefuls out of the picture.”
