 I hope you had a great week.  I'm painting our dinning room.  That may seem a bit random, but it is tied to our visit with John's mom over Easter.  She has full blown dementia and we are selling her home and car to help with her insurance payments.  Part of that is we divided the contents of the house including pictures.  I have new art to hang in the dinning room and no touch up paint - hence the need to paint.  It's likely the room hasn't been painted since it was built 22 years ago.  It took 3 coats of Sherwin Williams to fully cover.  I'm waiting for the walls to dry, then I can start caulking the touching up the woodwork.  When John and James get back from my mother's (helping with the insurance AGAIN), we will re hang the pictures.  Great news for mom, after 7 months the city is approving the funding for the seawall repairs.  Maybe in another 3-4 months someone will actually repair her collapsing wall.  The insurance is still fighting over the roof, but John and the contractor (Hunter) are wearing them down.  They are currently trying to argue they don't have to meet city code.  Fun times.

I have placed an excellent article I ran across at the bottom of this email.  It explains the recent changes to mortgage fees enacted by the HUD Secretary.  There will be additional costs placed on high credit score borrowers to pay for reduced fees for lower credit borrowers.  It's worth a read.

Frequently Asked Questions
How many samples will there be?
TBD—typically, we have 8-10 food/drink samples. Pace yourself from the sugar high! Each donut sample will be at least 1/4 of a donut — some are full donuts! We'll have other non-alcoholic beverages to hydrate yourself. Plus, guests 21+ will receive a beer drink ticket.
Are children allowed?
Yes, we have special kids (2 and up) and designated driver tickets. No strollers will be allowed due to the safety of all our guests. Children passes are only available for General Admission.
I own a donut shop, how can I participate?

Am I guaranteed a seat?
No. Our events are meant to be interactive, so we encourage guests to visit the different stations.
How should I get in line?
Each station will have a line, so grab a bite from one station, then go to the next station line of your choice. Think of going to a fair where you’d visit each stand individually.

Please arrive at the start time. We won’t open doors before that.

NAR to FHFA: Keep All Loans Affordable

FHFA is raising some loan-level pricing for homebuyers whose lender plans to sell the loan to Fannie or Freddie. The change mainly impacts stronger-credit buyers.

WASHINGTON – In January, the Federal Housing Finance Agency (FHFA), which regulates Fannie Mae and Freddie Mac (the GSEs), directed them to change their loan level pricing adjustments (LLPAs) – the upfront fees they charge individual borrowers based on their credit score, down payment and other risk factors.

As a result, fees were raised on some stronger-credit borrowers, and lenders must start complying with the adjustments starting May 1. Many started adjusting pricing in March to accommodate the requirements.

The National Association of Realtors® (NAR) says it continues to urge FHFA to rescind this measure, saying it’s unnecessary given their current financial strength and the affordability concerns plaguing homebuyers nationwide.

Also, starting on August 1, FHFA will impose a new fee on borrowers with debt-to-income ratios (DTIs) greater than 40%. NAR opposes this upfront fee as DTI is a poor measure of a borrower’s ability to repay. It’s urging FHFA to reconsider tying any fees to fluctuating factors such as DTI that may make homebuying further out of reach for more Americans.

NAR is working alongside industry partners to urge regulators to rescind the increased fees on borrowers with higher credit scores and remove the DTI-based LLPA before the August implementation date. NAR strongly opposes this fee since DTIs can change during the financing process, making it difficult to underwrite the loans and making it more likely for a borrower to default given the higher DTI that results from the additional fee imposed.

NAR advocates for the use of compensating factors, where a borrower with a risky factor like low credit score must have a larger down payment or lower DTI.

The GSEs have an obligation to support a national market of all groups and they are making strong profits. Thus, the GSEs could simply reduce the fees for lower credit borrowers and maintain the others at the same cost – especially given the sharp decline in affordability over the last year and the GSEs’ function as market utilities with a Congressional charter.

NAR has publicly opposed the changes and continues to share its concerns with the FHFA. It will continue to work with the Hill and industry partners to seek change.
