Fun Things Going On - Catfish Festival

Real Estate

John and I had to cut my birthday celebration trip to Universal short due to the untimely arrival of Tropical Storm/Hurricane Nicole.  Boo-hiss.  We had a busy visit with mom for 4 days to get her all caught up, meet with contractors and help with paperwork.  She is amazing.  She is driving herself to therapy now.  I don't feel great about that, but she is old enough to make her own decisions.  After all our back and forth for the past few months, we are home for the Holidays.  I am working Thanksgiving, Christmas and New Years.  If you need assistance with Real Estate, I am available.

We intend to check out some of the Fun Things Going On around town:

bird

Venture out into Okefenokee National Wildlife Refuge on one of our 24 ft. Carolina Skiffs with an experienced Naturalist as you look for birds and learn birdwatching skills. Please bring binoculars if you have them (we may be able to provide binoculars but quantities are limited). These flat bottomed boats have canopies, bench seating with backs, and are comfortable, stable and safe!

You will travel along the historic Suwannee Canal through a tangled forest of bay, cypress, pine and shrubs, then out into the open expanse of Chesser Prairie. As you search for the birds that call the Okefenokee home, you will learn bird identification skills. The bird species present in the swamp vary depending on the season. Birds that may be encountered are herons, egrets, red-shouldered hawks, ibises, and various blackbird species. If we are lucky we may also see birds like swallow-tailed kites, sandhill cranes, and barred owls.

Don't fall into the Overpricing Trap

Pricing strategy is one of the most important elements in selling real estate.

To get top dollar, it's essential to price a property accurately for the current marketplace. The reason is simple. Virtually all buyers search for properties online before scheduling time to see a listing in person. That means these buyers know in great detail what comparable homes are listed for in your area. If you overprice the property, you risk having your home sit on the market with few buyers who will consider viewing (let alone putting an offer on) a home that is clearly more expensive than comparable homes.

"To get top dollar, it's essential to price a property accurately for the current marketplace."

This lack of interest can lead to a compounding issue. If your home is listed for a longer than average time, you will have created a perception problem. Buyers often assume that there is something wrong with a property that's been sitting on the market for too long.

When you fall into the overpricing trap, corrections can be costly. To generate enough interest in your property, you may be required to drop the price below what would have originally been considered market value. Instead of giving yourself room to negotiate with sellers, you will have set yourself up for selling a property under market value.

When you are ready to sell, I'll be happy to stop by to evaluate your property. Together we will price it to sell for top dollar, in the shortest amount of time, with the least amount of inconvenience to you.
